What the client faced.

Hunter Roberts, one of New York City's premier construction management firms, faced two distinct but connected office-space challenges. First, their lease at 55 Water Street was approaching expiration — they needed to negotiate a renewal that protected their long-term flexibility without locking them into unfavorable terms. Second, they required a secondary below-market sublease at a Class A building to accommodate a growing division and manage occupancy costs.

How we structured the process.

RDE Advisors structured two engagements in parallel. For the renewal, we negotiated a termination option into the lease at no additional premium — giving Hunter Roberts an exit ramp if their headcount plans changed. For the sublease requirement, we canvassed the full market using Alliance Group comp data to identify below-market subleases at Class A buildings and ran a competitive process that drove significant tenant improvement concessions.

Both negotiations ran simultaneously, allowing us to use the leverage from each to strengthen the other.

What we delivered.

Hunter Roberts secured a renewal at 55 Water Street with the termination option intact. On the sublease, we closed a below-market deal at a Class A building with substantial TI concessions — well above what a standard negotiation would have delivered. The dual structure gave the firm both operational stability and financial flexibility.
