The ownership of 22 Little West 12th Street in the Meatpacking District came to RDE after an extended period with a prior leasing agency that had failed to move available space. The building had strong bones and a prime location but lacked the marketing positioning and broker relationships to compete effectively.
How we structured the process.
We repositioned the available spaces with updated marketing materials, custom building microsite, and targeted outreach through our Alliance Group broker network. We identified the tenant profile most likely to value the Meatpacking location — creative-sector and tech tenants with a preference for character buildings in walkable neighborhoods.
We ran an organized, competitive process with multiple simultaneous prospects — eliminating the "single thread" risk that had stalled the prior agency.

The building was fully leased up within the engagement period. The competitive process we created resulted in market-rate or above-market rents on each transaction.
